Richard was seconded for two years to work on a Government White Paper entitled “E-Flex Maximising The Efficiency of Urban Home Delivery”. This was in conjunction with John Lewis, Kuehne and Nagel, Pera and Loughborugh University.

Richard led the team who designed a £36m new West Stand at a Premier League Football Club. Total area was circa 120,000 sqft to include apartments, leisure, offices, corporate hospitality and a signature restaurant.
10 acre site in Montenegro
Pulse were instructed on a Consultancy Basis to prepare a detailed “On the Ground” report to the owners of this failed development site which was intended to provide circa 30 luxury villas.
Richard was also MD of Modus Partnerships where he was responsible for both funding and mentoring smaller developers and housebuilders.
Pulse purchased this Grade II Listed country house which fronts the Kent Estuary and converted the same into 10 luxury apartments. All apartments were sold in 2021.
